What if my property is fully renovated but not leased yet?
This is where our Stabilized Bridge product excels. If the property is completed and either listed for sale or soon to be rented, we can provide 12-18 months of bridge financing at up to 70% LTV without requiring an active lease or a minimum DSCR ratio.
Do you provide bridge financing for Rural properties and mountain cabins?
Yes. While many conventional lenders reject “Rural” appraiser designations, we fund them across North Georgia and our Lake markets. Please note that for strictly rural properties, maximum leverage is capped at 70% LTV, and the property must sit on a paved road.
I am buying at auction. Do you require a full interior appraisal?
No. If you are acquiring an asset via an REO sale, Foreclosure Auction, Sheriff’s Sale, or Online Auction, we accept Exterior Appraisals. We utilize our AMC, Tamarisk, to auto-order the appraisal upon submission to ensure you close fast.
Can I buy a distressed property in my LLC if it has no seasoning?
Yes. Investor Underwriting lends directly to the corporate entity, not the individual. We underwrite the operator via a Personal Guarantee, meaning you can form your LLC yesterday and we can close on the property next week.
What types of properties are ineligible for a Fix & Flip or Bridge loan?
Our RTL bridge products are exclusively designed for 1-4 unit residential properties, townhomes, and warrantable condos. We do not fund mixed-use properties, mobile homes, raw land without vertical construction plans, or properties located on unpaved dirt roads.
